GOLDEN Horses Development Bhd, a private company owned by Tan Sri Lee Kim Yew, is constructing Palace Residential Suite at the Mines Resort City in Seri Kembangan, Selangor, for RM600 million.

The Palace Residential will offer 430 exquisite suites, adjacent to Palace of the Golden Horses, a five-star hotel with 480 rooms.

Lee told Business Times in an interview recently that Palace Residential will have a seven-star rating and its facilities and services will be on par with international standards.

He said Golden Horses will retain some of the suites for recurring income. It plans to rent each suite for more than RM800 a night.
“We will sell more than half of the suites to locals and foreigners. We have not open them for sale yet. We are looking at an average price range of RM1.5 million for each suite. We expect some buyers to lease back their units to us,” said Lee.

Palace Residential will also cater to MICE (meetings, incentives, convention and exhibition) as it will have a 3,000 seating capacity ballroom, which will be one of largest in Malaysia.

The biggest currently is Mines Exhibition and Convention Centre, which has space for 6,000 people.

“We have started construction on the building. It will take two-and-a-half years to complete. We are on target and confident to sell,” Lee said.

“People believe in our projects. They know the price of our properties will appreciate as they are mostly located near a golf course,” he said.

The Mines Resort City, the country’s first resort development, is a project initiated by Country Heights Holdings Bhd (CHHB), in which, Lee holds 48.1 per cent stake.

The Mines Resort City comprises the Mines Resort & Golf Club, Palace of the Golden Horses, Mines Shopping Fair (now owned by CapitaLand), Mines Wellness Hotel, the only beach hotel in Kuala Lumpur, Mines Waterfront Business Park, Mines Exhibition & Convention Centre and Mines Wonderland.

MINES 2 Sdn Bhd, the owner of Mines 2, is aiming to rake in rentals of RM15 million a year from its new shopping mall that will start operations on October 15.

Its chairman Tan Sri Lee Kim Yew said with the “street mall” concept, Mines 2 offers unique shopping atmosphere with colourful light-emitting diode (LED) lights.

“We are the first shopping mall in the country to use 100 per cent LED in our operations,” he said.

The RM150 million 11-storey commercial building has 400 shops and kiosks.

The company aims to secure 90 per cent tenancy rate by June next year.

Lee was speaking to reporters after the signing ceremony between Mines 2 Sdn Bhd and Frontken Corp Bhd, a service provider of surface metamor-phosis engineering to set up the Frontken LED lighting technology in the mall, recently.

Also present was Frontken’s executive chairman and managing director Willie Wong.

“We aim to attract 10 to 12 per cent more visitors from the Mines Shopping Fair to shop here (Mines 2),” Lee said, noting that the Mines Shopping Fair has one million visitors a month.

Frontken’s new LED lighting technology adapts to the green environmental initiatives, reduces energy cost and offers brighter and higher efficiency.

Lee said LED lights save energy, promote sustainability, reduce environmental impact and improve the quality of the light.

“We have made an investment of RM5 million to use LED technology here and hope to recoup the investment in less than five years,” he said.

Lee said with Frontken’s LED technology, Mines2 is expected to reduce utility expenses by up to 40 per cent from the lighting and air-conditioning loads.

He added that in the future, Mines 2 will continue to cooperate with Frontken to build a car park equipped with LED lights with 2,000 capacity.

You might like to know that gold bullion is a good hedge against inflation which is about 4% in Malaysia. And the price of gold has increased steadily in the last 10 years from RM20 a gram in the 1970s to over RM128 a gram now. Wish I own some gold bullion, but I cannot afford it! Just came out in the press yesterday that if you recycle 50,000 used handphones, you can create 1kg of gold from them. That’s because used handphones have printed circuit boards (PCB) with gold used to conduct electricity and if you extract gold from 50,000 used handphones, you can get 1kg of pure gold. Isn’t this marvellous?

So next time, I am going to keep my old handphones for recycle due to the precious metal inside that is used in the PC board. Gold is now a precious commodity that is traded in the global market and India is the bigger consumer of gold followed by China. It is obvious, because most Indian ladies love to adorn themselves with gold that contrasts their color. And India has been buying gold since then.

Though I don’t own any gold bullion for they are beyond my reach, I still have some gold investment account with Public Bank for a small amount. This is part of my investment besides bonds and fixed deposits. Hopefully, the returns will be better than the inflation rate of 4%.

GELANG PATAH: UEM Land Holdings Bhd is targeting more international investors to participate in the development of Nusajaya this year.

Its managing director Datuk Wan Abdullah Wan Ibrahim said the company was eyeing investors from China, India, Europe, Singapore, South Korea and the United States.

“Nusajaya is progressing well and moving on the right track and we are confident of keeping the momentum going as planned,’’ Abdullah told StarBiz.

He was speaking at the launch of “Green Programme”, a collaboration between UEM Land and Universiti Kebangsaan Malaysia at SK Taman Nusa Perintis 1, near here on Saturday.

The Green Programme is outlined under the Nusajaya Green Plan launched in December last year to ensure a sustainable development of the country’s first economic growth corridor.

Abdullah said the company was unfazed by the Dubai World saga and now the Greece debt crisis as the two were unlikely to affect the global economy.

“Even during the global economic slowdown in the last two years, Nusajaya attracted interest from both local and foreign investors,’’ he added.

Abdullah said the company believed there were always opportunitie,s even during times of economic uncertainty, as there were investors and individuals with funds.

He said the company’s high-end residential projects, East Ledang and Horizon Hills, a joint venture between UEM Land and Gamuda Bhd, had attracted a large number of foreign buyers.

Abdullah said foreigners made up 65% and 56% of the buyers at East Ledang and Horizon Hills respectively and that the projects had recorded good take-up rates.

UEM Land is the master developer of the 9,308ha Nusajaya, the key driver of Iskandar Malaysia which was launched on Nov 4, 2006.

Nusajaya comprises eight catalyst developments – Kota Iskandar (Johor State New Administrative Centre), Southern Industrial and Logistic Clusters, Puteri Harbour Waterfront Development, EduCity, Medical City, International Destination Resort and Nusajaya Residences.

Nusajaya is one of five flagship development zones in Iskandar. The other four are the JB City Centre, Western Gate Development, Eastern Gate Development and Senai-Kulai.

Abdullah said works on infrastructure and several development projects in Nusajaya were on schedule and were expected to be completed in the next three to five years.

These include the RM1.4bil Coastal Highway linking Johor Baru city centre to Nusajaya, Asia’s first Legoland Theme Park, Indoor Theme Park @ Puteri Harbour, Marlborough College, Newcastle University Medical Faculty and Pinewood Studios.

“On completion of these projects, Nusajaya will have enough content to attract investors and residents,’’ he said.

Abdullah said it would be much easier to convince and attract investors to Nusajaya as they could witness the developments taking place.

He said another contributing factor was that Iskandar received continuous support and commitment from the Federal and Johor governments.

“The support from the Federal and Johor governments is important to ensure the success of Iskandar, which in turn will ensure that Nusajaya succeeds too,’’ Abdullah said.

He said other stakeholders, namely Iskandar Regional Development Authority and Khazanah Nasional Bhd-backed Iskandar Investment Bhd, also played crucial role in determining Nusajaya’s success.

Abdullah said its close proximity to Singapore was another added advantage for Nusajaya as it would not only able to attract Singaporean investors but also expatriates and multinational corporations there.

“As the master developer, UEM Land has an enormous task to ensure that Nusajaya succeeds and looking at its progress, we are well on our way to achieving it,’’ he said.

The firm expects it to be main selling point for its latest mixed property project.

NUSAJAYA: UEM Land Holdings Bhd is banking on the on-track development of Nusajaya as the main selling point for its latest mixed property development project.

Senior marketing and sales manager Mohamad Razif Abdul Wahab said that Nusa Bayu, to be launched early next month, would be the company’s fourth ongoing project in Iskandar Malaysia.

The other three projects are East Ledang, Nusa Idaman and Puteri Harbour while Horizon Hills is a joint venture between UEM Land and Gamuda Bhd.

“Nusajaya is progressing well and moving on the right track as planned, attracting investments from both local and foreign investors,’’ Razif told StarBiz.

UEM Land is the master developer of the 9,308ha Nusajaya, the key driver of Iskandar Malaysia, the country’s first economic growth corridor launched on Nov 4, 2006.

Nusajaya comprises eight catalyst developments — Kota Iskandar (Johor’s new administrative centre), Southern Industrial and Logistic Clusters, Puteri Harbour Waterfront Development, EduCity, Medical City, International Destination Resort and Nusajaya Residences.

Razif said that Nusa Bayu, sited on 105.21ha along the Pontian Link, would have 5,000 residential and commercial properties and a gross development value of RM700mil.

He said the initial launch was set for 130 double-storey link houses, with a built-up area of 1,400 sq ft each and costing under RM300,000.

He said the company would target young families, first-time homebuyers and Malaysians working in Tuas and Jurong in Singapore, as the project was easily accessible from the Second Link crossing.

“We conducted a market study and found that there was a huge gap for new houses priced between RM200,000 and RM300,000 in Nusajaya,’’ Razif said.

Razif said feedback also showed that many buyers, including foreigners, were attracted to properties in Nusajaya.

Work on infrastructure and several development projects in Nusajaya are on schedule and are expected to be completed in the next two to five years.

In my tertiary days years ago, I have played computer games like Xenon that is shooting the oncoming enemies in space and it was entertaining. This in a way helps to reduce the stress of studying and exams. I was sometimes addicted to the game when my aunt bought me a computer plus printer as a student. Now there are online games for you to make money hopefully like pokergames.org. No longer do you have to pay to go to a casino anymore and you can just play online games with the click on the mouse or movement of the joystick. And if you are lucky enough, you can earn some money just playing this game with the link given.

That is why some people are addicted to gambling. Once they win some money, they keep playing in the hope to win more but caution has to be practised here. The moral is, ‘Don’t be Greedy.’ Take for example, my hardcore gambler granny. She has lost money in the past and even took away my gold watch given by dad to pawn for money to gamble. As a toddler, she even took my gold necklace and bangle given by relatives to pawn and gamble. Such was her habit that we have lost some jewellery in the house because of her. My mum has lost her jade and diamond earrings left on the table and the following day, she could not find them.

As for me, to make money, I believe in hard work. Which is why I continue to work from home for my boss dealing with sports surfaces that are installed all over Malaysia. I think that Invisible Woman has to be my favorite superhero. I watch direct tv california every time Fantastic Four comes on. I think her power of invisibility is the best power you can have because it gives her the element of surprise. You can’t fight what you cannot see. She can deliver amazing blows without ever being detected. She can also, in later years, make other objects disappear. the last power she discovers is the power to create and hold an invisible shield of energy that can stop bullets and protect anyone behind it. I also believe that her kindness, desire to save others, and unconditional love for the human race is a major power. It is also, however, somewhat of a weakness too. As she struggles to remind the Silver Surfer of his love back in his homeworld, (because she wanted to save him) she gets stabbed by a spear by Dr. Doom which the Silver Surfer trades his life to heal her for. It was her weakness that she wanted to save the Silver Surfer that almost cost her her life. She is willing to sacrifice herself to do the right thing at all times. I also respect her love for Dr. Doom and her always hoping she can save him too. That is one thing I love is that she wants to save everyone. i like that all of her powers are linked to her emotions. It may or may not be a weakness but i believe it is part strength because she feels more strongly than the rest and that makes her more cautious when she uses them.I think what makes her the best, not just because of her powers, but because of her determination to always do the right thing no matter the cost.

I am happy to state that I am still surviving in my current job for the last 6+ years. In my previous employment, I had to leave because I am more of a maradona to work alone and could not work in a team that is so dynamic. Usually there will be 2 opposing teams working for 2 different bosses and you have to know which team you belong to. Being the blur gal that I am, I am always nice to every body as has been taught since small and could not identify which team I am in. Hence, though I can work, I cannot maintain it and have to job hop most of the time. It was even more critical working in Singapore where performance and results are key. I have even seen colleagues sleeping throughout the job and only start working when people are leaving for home. Each company has its own peculiarities and you have to learn to fit it – otherwise, out you go.

I have been working hard every day, except on Sundays to relax and am in need of a nice good holiday somewhere in USA and to stay in Myrtle Beach hotel. Though I have never been to this place to stay, it must be the recommended hotel since it is within a stone’s throw to the beach and premier golf courses where you can swing, putt and play a few rounds of golf to destress.

Though I have never actually play an 18-hole golf, I have learnt to swing at the driving range in Yishun, Singapore with a friend and have also designed an indoor 9-hole mini golf course for Bukit Merah Laketown Resort. The mini golf is no longer there and has been replaced with other forms of entertainment for kids, but we have learnt from our mistakes and to move on to other ventures. But it was an experience to learn from scratch how to use Autocad to design the mini golf and to be creative.

Since I am in KL now, it is a lazy Sunday for me. Just resting in bed almost the whole day and reading newspapers to while away time, other than going out for lunch and dinner. I am also trying out new places to dine with a small appetite since I have to watch my weight. It is slowly decreasing as now I am more in control of what I eat. No longer do I order hot chocolate but instead call for Chinese tea without any sugar. Fruit juices also can make you fat, so I have also cut down on that. Today is the Sabbath day – a time for rest. Hence, I woke up later on a lazy Sunday morning, free from the mundanes of work and travelling.

I am a firm believer in investing in insurance for financial protection in case of accidents or mishaps that are unforseen. When such an accident take place, then the insurance company will foot the hospital bill so that you don’t have to worry about payment. When you take up a Real life cover, you will be insured against critical and dreaded disease and accidents in the course of work. However, some insurance companies require you to pay first the medical bills where you can make claims from the company later on. For instance, my second sister went for her foot surgery in Island Hospital to sew up a torn tendon. She paid in full first using her credit card and her insurance company later on reimburse her the full amount of the hospitalization and surgery costs.

When my granny passed away in 2007, we have to pay for her funeral expenses since there is not such policy for funeral cover insurance in Malaysia yet. In other countries, the types of insurance are more comprehensive such as unemployment insurance! Imagine getting paid for unemployment due to many reasons. You can also find income insurance in Australia and other parts of the world like USA. Sometimes, I wish I am staying in such countries where the welfare and benefits of the citizens are very well taken care of.

Since today is a public holiday, most companies are closed for the Hari Raya festive occasion. Most staff would be slumbering away to catch up on much needed sleep and rest. But here I am, still working away and doing blogging and also emailing clients to reply to their emails. I guess, I inherited my granny’s traits – being a workaholic. But I love doing the things I do and enjoy it. So, it is not a drudgery for me but a way to while away time while doing something productive. And I am thankful that I can type quite fast like a secretary, something which I picked up along the way.

I will be going down to KL again after Hari Raya next week for business trip. We plan to meet a few people and kill two birds in one stone. So, our trip down to KL won’t go to waste by just meeting one potential client. It is a blessing in disguise that we are renting an apartment in Subang Jaya instead of staying in a hotel which will cost a bomb considering I go down to KL so often. It is like a second home to me now while travelling. We have loyal Chinese workers who rent a whole house for the staff to stay and does all the work for our KL clients.

There is still so much uncertainty in USA with 10% of jobless rate. Recession still has not really recovered and there might be a double dip. Hence, it is time to invest in gold bullion instead of foreign currencies that fluctuate like a swinging pendulum. In Malaysia, the effects in USA is not so much felt as economies are still doing rather well in China which offsets the consequences. In twenty years time, China might overtake USA as the world’s biggest economy with its huge population of over 1 billion. Hence, investing in gold is a smart financial move. As for me, I have invested 40gm of gold in Public Bank Gold Investment Account or simply known as GIA. So, do you invest in gold?
